Host Terms of Service

1. Host Eligibility

To become a host on i3nb, you must:

• Be at least 18 years of age
• Have legal authority to list the property
• Complete identity verification as required
• Comply with all applicable local laws and regulations
• Maintain accurate and up-to-date account information

2. Listing Responsibilities

As a host, you are responsible for:

• Providing accurate and complete listing information
• Uploading genuine photos that accurately represent the property
• Keeping availability calendars up to date
• Disclosing any potential hazards or limitations
• Ensuring listings comply with local zoning and rental laws
• Obtaining necessary permits and licenses for short-term rentals

3. Guest Communication

Hosts are expected to:

• Respond to booking inquiries within 24 hours
• Provide clear check-in and check-out instructions
• Be available or have a designated contact for emergencies
• Communicate professionally and respectfully with guests
• Address guest concerns promptly during their stay

4. Property Standards

All listed properties must:

• Be clean and properly maintained
• Have functioning essential amenities as advertised
• Meet basic safety requirements (smoke detectors, fire extinguishers where required)
• Be free from safety hazards
• Match the description and photos in the listing

5. Cancellation Policies

Hosts must:

• Select and clearly communicate their cancellation policy
• Honor the selected cancellation policy terms
• Avoid cancelling confirmed bookings except in emergencies
• Understand that host-initiated cancellations may result in penalties

Repeated cancellations by hosts may result in listing suspension or account termination.

6. Pricing and Fees

Regarding pricing:

• Hosts set their own nightly rates and additional fees
• All fees must be disclosed upfront in the listing
• i3nb charges a host service fee on each booking
• Payouts are processed according to the payout schedule
• Hosts are responsible for their own tax obligations

7. Liability and Insurance

Important liability information:

• Hosts are responsible for maintaining adequate property insurance
• i3nb is not liable for property damage or personal injury
• Hosts should consider host protection insurance coverage
• Hosts must comply with local insurance requirements
• Security deposits may be collected as permitted

8. Reviews and Ratings

Regarding the review system:

• Guests may leave reviews after their stay
• Reviews should be honest and based on actual experience
• Hosts may respond to reviews professionally
• Review manipulation is prohibited and may result in termination

9. Prohibited Activities

Hosts may not:

• Discriminate against guests based on protected characteristics
• Collect payments outside the i3nb platform
• Misrepresent the property or its amenities
• Install hidden recording devices
• Violate guest privacy
• Engage in fraudulent activities

10. Suspension and Termination

i3nb reserves the right to suspend or terminate host accounts for:

• Violation of these terms or the General Terms of Service
• Poor guest reviews or ratings below acceptable thresholds
• Excessive cancellations
• Fraudulent or illegal activity
• Safety concerns or complaints
