Understanding i3nb Listings
What are i3nb Listings?
All listings on i3 New Beds are Vacation Rental Properties. Our platform is designed specifically for properties that operate as short-term vacation rentals, providing travelers with unique accommodation experiences.
Key Point: i3nb is a vacation rental marketplace. Every property listed must be an active or potential vacation rental property.
Creating a Listing for Sale
Properties for Sale on i3nb
Properties listed for sale under the Buy category are vacation rental properties whose owner is actively permitting the sale of the property. This creates a unique marketplace where buyers can purchase income-generating vacation rental properties.
Important: To create a listing for sale, you must be enrolled as a Host and have completed identity verification.
Who Can List a Property for Sale?
A property for sale can be represented by one of the following:
- The Host (Property Owner): If you own the vacation rental property, you can list it for sale yourself by becoming a verified host on i3nb.
- Property Owner Added by Host: The host managing the listing can add the legal property owner to the listing, who then authorizes the sale.
- Authorized Agent: A real estate agent who has been added to the listing and has explicit permission from the legal property owner to sell the property.
Requirements for Listing a Property for Sale
- The property must be a vacation rental (active or ready to operate as one)
- The seller must be enrolled as a Host with verified identity
- Proper authorization from the legal property owner must be in place
- All property details and photos must accurately represent the listing
Host Requirements
Becoming a Host
To create listings on i3nb, you must:
- Enroll as a Host: Complete the host enrollment process from your profile
- Verify Your Identity: Submit identity verification documents for approval
- Agree to Host Terms: Accept the Host Terms of Service
Identity verification helps protect both property owners and potential buyers by ensuring accountability on our platform.
Property Representation
Types of Property Representatives
1. Host as Owner
When you are both the host and the property owner, you have full control over the listing including the ability to list it for sale.
2. Property Owner (Added by Host)
If you manage a property on behalf of an owner, you can add the property owner to the listing. The owner can then authorize certain actions, including listing the property for sale.
3. Real Estate Agent
Licensed real estate agents can be added to listings to represent properties for sale. Agents must:
- Be enrolled as an Agent on i3nb
- Have verified identity
- Have documented permission from the legal property owner to sell
Legal Requirement: Only individuals with proper legal authority from the property owner may list a property for sale. Unauthorized listings will be removed.
